Buying Pre-Construction Property in Mexico

Pre-construction can offer selection and staged payments, but the buyer accepts execution, timing and market risks that do not exist in the same way with a completed resale. The developer, contract and project evidence matter as much as the design.

Evaluate the Developer

Review completed projects, delivery record, corporate parties, land position, permits, financing, construction team and current progress. Visit delivered work when possible and distinguish a brand's marketing history from the contracting entity's obligations.

Understand the Contract

Independent counsel should review specifications, price and currency, payment milestones, delivery definition, grace periods, changes, assignment, cancellation, default, dispute venue and remedies. Verbal assurances belong in writing if they matter to the decision.

Plan for Delivery and Operation

Budget for closing, trust setup where applicable, furnishing, utilities, HOA startup and possible timing changes. Confirm who operates the building, rental restrictions and how common areas will be completed and funded.

Important: Pre-construction involves construction, counterparty and market risk. Obtain independent legal, tax and technical review.
