Real Estate Due Diligence in Mexico
Due diligence is the disciplined verification of the property, seller or developer, documents, contract, physical condition and intended use before a buyer takes irreversible steps.
01
Legal and Ownership Review
Qualified professionals may examine title history, liens, taxes, registry information, property description, seller authority, condominium documents, permits and restrictions. The specific review depends on whether the property is resale, land or pre-construction.
02
Commercial and Physical Review
Compare price and terms with relevant alternatives, inspect condition and systems, review HOA operations and understand repairs or special assessments. For new projects, examine construction progress, specifications, delivery terms and change rights.
03
Confirm the Intended Use
Rental, renovation, marina use, pets, commercial activity and other plans may be limited by zoning, condominium rules, contracts or local regulation. Verify permission before valuing the property around that use.
