Micro-Location Is the Market
Distance to the beach is only one variable. Road access, utilities, construction around the property, noise, drainage and proximity to daily services can have a greater effect on ownership than a neighborhood name.

Evaluate the Developer and Contract
For pre-construction, assess documented experience, permits, land title, financing, construction progress, delivery definitions and remedies. A sophisticated rendering is not evidence that a project will be delivered as marketed.

Use Conservative Rental Assumptions
Analyze occupancy, management commissions, utilities, HOA, maintenance, furnishing replacement and seasonality. Compare the completed unit against existing supply before treating a projected gross return as meaningful.
